The Georgian international brand NEXT has launched its highly anticipated Heritage Series. This new line marks a major milestone for the company, bridging historical preservation with modern living.
The pioneering project of the series, Cinema City by NEXT, will completely restore one of Tbilisi’s most cherished landmarks - the legendary 1930s Georgian Film Studio pavilion - alongside a landmark contemporary residence, bringing a long-dormant monument back to life.
Located on prestigious David Aghmashenebeli Avenue, the project sits in an area that has been Tbilisi’s ultimate cultural hotspot since the 19th century. Shaped by European architecture and famous landmarks like the Wetzel Hotel and the Forer Brothers' Palace, this neighborhood has always been a meeting place for fashion, intellect, and creativity. It was the perfect environment for an artistic revolution.
In the 1930s, during the global rise of sound cinema, the prominent architect Mikheil Buzoghli built Georgia's first professional film pavilion on this spot. Combining bold Georgian constructivism with traditional elements, the pavilion became the birthplace of Georgian cinema.
For several decades, legendary directors and actors created masterpieces inside these walls, earning international acclaim and prestigious prizes. However, production eventually stopped, and this historical monument was disconnected from the rhythm of the city.
Now, NEXT is turning the lights back on. The architectural vision behind Cinema City creates a bold dialogue between history and modern life. The original 1930 pavilion will be meticulously restored into a top-tier infrastructure hub. It will house a modern cinematography museum, fine dining restaurants, premium co-working zones, and offices, all integrated with green spaces.
Standing directly beside the historic monument will be a striking, modern 16-story residential tower. Scheduled for completion in 2029, the tower offers a limited collection of just 216 residences.
The lower levels reflect the tones and textures of the historic pavilion, while the upper structure features panoramic glass, a 360-degree design, and unique pavilion-style enclosed balconies. The facade is wrapped in a striking bronze tone, honoring Georgia's ancient traditions of metalwork.
